Denver is the capital and largest city in Colorado, with a population of approximately 683,000 people. The greater Denver metropolitan area has a population of more than 3 million people and a growth rate that has consistently outpaced the national rate every decade since the 1930s, according to the Metro Denver Economic Development Corporation. It is also the nation’s second-most highly educated state, with 43 percent of residents holding a bachelor’s degree or higher.

Affectionately known as the Mile High City, Denver’s central geographic location provides key trade advantages, and its abundance of higher education institutions ensure a pool of highly skilled, educated workers. The area also has one of the lowest unemployment rates in the country, and employment growth in expected in a number of sectors, such as construction, education, health services, and leisure/hospitality.

Denver’s strong local economy is supported by business-friendly policies, a spirit of entrepreneurialism, and a talented workforce. Employment growth has resulted in a demand for new commercial real estate, especially in industrial space, which is propelled by a demand for additional distribution centers and warehouses. A recent report by construction consulting company Rider Levett Bucknall indicated that Denver is one of the cheapest U.S. cities for cost of construction, resulting in a lucrative environment for new commercial real estate development.
